If we are able to obtain a variance on lot coverage and FAR, we have flexibility to initiate a stepped design for the building that will minimize the impact to the neighborhood. By dividing the courtyard into two spaces, the internal area we added to do so will increase our lot coverage, but we are then able to decrease our height by stepping the building from seven stories to three stories. The parking garage will be accessed off a service road internal to the site. This road will be used for traffic management, parking access, loading, and trash pickup.

The proposed plan now includes a corner plaza where pedestrians are welcomed with greenways that lead to a dense tree canopy that shades the building and pedestrians.

Revised Massing Diagram - Version 1

July 17, 2019 Community Meeting - The proposed stepped scheme concentrates the height of the building at SW 57th Avenue and the center of the site so impact to the neighborhood is minimized. The building steps down to five stories, four stories and finally three stories at the rear of the property. Additionally, the building now wraps a parking deck on three and a half sides.

Revised Massing Diagram -Version 2

August 21, 2019 Community Meeting - The proposed stepped scheme drops one story to six-stories by moving around the massing of the Revised Massing Diagram Version 1 to further minimize the impact to the neighborhood. The building steps from to six stories, five stories and finally four stories at the rear of the property. The building still wraps a parking deck on three and a half sides.

August 21, 2019 Community Meeting - To improve traffic concerns addressed by the neighborhood the following items were introduced at the August Community meeting:

- CHANNELIZED DRIVEWAYS along our ONE-WAY service drive that will bring cars in from 60th Street and out on 58th Terrace. Cars can only make a right-turn with this channelized driveways forcing traffic to 57th and not into the neighborhood.

- PICKUP and DELIVERY ZONE internalized and off of the service drive. The lobby was relocated to the rear of the property to force this circulation. Deliveries and pickups will be internal to our garage with designated Pickup Parking spaces for Uber and Lyft as well as Visitor Parking adjacent to the new lobby location.

-4 WAY STOP at 58th and 60th. We will work on this community request with the County and the Department of Transportation at our own expense.

-SHUTTLE SERVICE between Uncommon Miami, UM Campus and the Metrorail. Coordination is underway with the University to confirm they will allow shuttle access to campus.
